Las Playas Subdivision is in Brazoria County, Texas, outside of the city Brazoria. Las Playas is located on the banks of the San Bernard River, a recreational destination as well as a water route for commercial business.
The area is considered part of “Where Texas Began” and has a rich history with Karankawa Indians to the formation of the State of Texas.

All properties within the Las Playas Subdivision are subjected to various restrictions. These deed restrictions govern the use and occupancy of the properties and are generally intended to preserve the quality and residential character of the neighborhood. Deed Restrictions were set down to ensure the uniform orderly development and maintenance of the respective properties. Membership in the Homeowners Association (HOA) and the payment of homeowner’s association dues is MANDATORY.
Homeowner’s Association Transfer Fees must be paid at the time of consummation of the sale of any property within Sections 1,2,3 of Las Playas. Prior to the consummation of the sale, the HOA should be contacted to confirm the amount of the dues/fees owed at the time of the sale and to confirm the amount of the transfer fee(s) that should be remitted. The dues and fees should be remitted to Las Playas, Inc., Sections 1,2,3 Charter 1381805, 4633 Rio Drive, Brazoria, Texas 77422.

Annual Meetings are held each year in March and a notice is sent to homeowners two weeks before the meeting.
Homeowners Association Monthly Meetings
& Open Board Meetings
The monthly meetings take place the first Tuesday of each month at 5:00PM, at Fire Station #2 on Recreation Drive in Las Playas, unless otherwise noted. If the first Tuesday falls on a holiday, then the meeting will be held on the following Tuesday of that month. Look under “News/Notices” for any change in monthly Association Meetings. These meetings consider new business which has been submitted in writing within the last 30 days by Las Playas Property owners. New business is submitted to the address below.
Homeowners Association Annual Meetings
Annual meetings are held in March – a two week notice is sent out to Las Playas property owners before the actual meeting with the address of the meeting.
All new business must be submitted before the actual annual meeting takes place to be included in the meeting agenda:

THE BOAT RAMPis for Las Playas residents. The ramp is locked and you must provide proof of Las Playas property ownership, Texas Parks and Wildlife Department boat registration, a Texas driver’s license and pay for a key at the time. One key per household. Please contact the Home Owners Association for a key.
Texas Department of Wildlife boat registration and pay a fee of $20 to receive your personal key, one key per household. Please contact the Home Owners’ Association for a key.

NOTICE: Please do not park on the boat ramp UNLESS after launching your boat. Notify the HOA to obtain special permission for guest parking. Space is limited and must be left open for homeowners using the boat ramp and fishing pier. Unauthorized cars and trailers will be towed.

Outdoor burning, in general, is illegal in Texas. There are exceptions in which burning is allowed. In those cases, the Outdoor Burning Rule has been designed to protect the environment and promote public health and safety. Equally important is obeying our traffic laws. There have been numerous reports of speeding vehicles, pets run over and killed along with near misses of people on foot being hit.
Please obey the traffic signs. THE SPEED LIMIT IN LAS PLAYAS IS 20 MPH. The Sheriff’s Department is aware of the situation and will monitor our subdivision.
Please help us keep our area clear of trash and cans. A report may be made to the Environmental Health Department 979-864-1600 if any illegal dumping is observed.
It is a Class C misdemeanor if a person maintains a public nuisance in the form of a junked vehicle, visible from a public place or a public right-of-way.
